Foundation Wall Replacement in Kansas City, KS
Some basement walls are too far gone to brace or anchor. When a wall has failed structurally, we remove it and rebuild it, properly reinforced, drained, and waterproofed, so it does not happen again.
We try repair first, always
New wall is poured or block with rebar and a footing check
New drainage and membrane go in while the wall is open
Same crew across the Kansas metro
When a wall can be repaired, and when it needs replacing
Most bowing or cracked walls can be saved with carbon fiber, steel beams, or wall anchors. Replacement is only the right call when the wall has moved or deteriorated past the point those methods can hold.
| Wall condition | Typical fix |
|---|---|
| Hairline to moderate cracks, little movement | Crack injection, monitoring |
| Bowing under about 2 inches, stable | Carbon fiber straps |
| Bowing 2 inches or more, or still moving | Steel beams or wall anchors |
| Blocks sheared and sliding, wall rotated at the base | Assessment for replacement |
| Crumbling block, severe spalling, previous failed repairs | Wall replacement |
| Sections collapsed or bulged beyond straightening | Wall replacement |
What pushes a wall past the point of repair
A basement wall fails when the soil pressure it has been resisting for years finally exceeds what it can take, and no reinforcement can be safely attached to what is left.
What we try before replacement
Replacement is disruptive and expensive, so it is the last option, not the first. Before recommending it we look at whether the wall can be:
- Straightened and held with wall anchors as the soil outside is relieved
- Braced with steel I-beams anchored to the footing and the floor joists
- Reinforced with carbon fiber if the movement is limited and stable
- Rebuilt in sections rather than all at once, if only part of the wall has failed
- Relieved by fixing the drainage and excavating to take pressure off, then reinforced
How a foundation wall is replaced
What affects foundation wall replacement cost
- How much of the wall, or how many walls, are being replaced
- Excavation depth and access for equipment around that side of the house
- Whether the footing is sound or also needs work
- Interior finishes, utilities, and landscaping that have to be removed and restored
- New drainage and waterproofing added while the wall is open
