Foundation Inspection in Kansas City, KS

Not sure whether that crack or that sloping floor is a real problem? A foundation inspection gives you a straight answer, in writing, with no obligation to have any work done.

When to get a foundation inspection

It is worth having someone look if any of these apply:

You do not need to wait until something is obviously wrong. An inspection now gives you a baseline to compare against later.

What we check during the inspection

A foundation inspection is more than looking at one crack. We walk the whole picture so the cause is clear, not just the symptom.

That includes the interior and exterior of the foundation, the basement or crawl space, the grading and drainage around the house, the condition of downspouts and the sump system, and the doors, windows, and floors throughout the house.

What You Get

A written report you can act on

After the walkthrough we sit down with you and explain what we found: whether there is movement, what is likely causing it, whether it is still active, and what the options are. You get that in writing along with a estimate if repairs are recommended.

If the foundation is fine, or the issue is cosmetic, we will tell you that plainly. We would rather you know than sell you something you do not need.

How the process works

1. Book a visit

Call or send the form and we set a time to come out.

2. Inspection

The inspection itself: we walk the house inside and out, measure cracks and floor levels, and photograph what matters.

3. Written plan

A clear explanation, the recommended fix, options, and a written price. No pressure.

4. The work

If you decide to move forward, we schedule the repair. If not, the report is yours to keep and use.

How much does a foundation inspection cost

The on-site inspection and the written estimate are free. There is no charge and no obligation to have work done.

If you need a stamped structural engineer report for a sale or a permit, we can point you to that; those are billed separately by the engineer.

Common questions

Yes, the standard homeowner inspection and repair estimate are free with no obligation. The only time there is a charge is for formal documentation like an engineer letter for a home sale, and we tell you that cost before doing it.
Usually 45 minutes to about 90 minutes depending on the size of the house and how much there is to look at.
It helps if someone is there so we can get into the basement or crawl space and talk through what we find, but we can work around your schedule.
No. If the foundation is sound or the problem is cosmetic, that is what the report will say. We would rather build trust than push an unnecessary job.
Yes. A pre-purchase foundation inspection is a good idea if the general home inspector noted anything, or if you just want to know what you are buying before closing.
