Where basement water gets in
Water almost never comes through solid concrete. It comes through openings. The common entry points in Kansas City basements are:
- The cove joint, where the wall meets the floor, which is the single most common leak point
- Cracks in poured walls or the mortar joints in block
- Pipe penetrations and form tie holes that were never sealed properly
- Over the top of the foundation wall when the grade outside is too high
- Up through the floor slab when the water table rises after heavy rain
- Around basement windows and window wells that fill with water
Finding the real entry point matters. Sealing the wrong spot just moves the leak.
Why the water is there in the first place
The reason water reaches those openings is that the soil around your foundation is holding water and has nowhere to drain it. Downspouts that discharge next to the house, a yard sloping the wrong way, and old or missing footing drains all keep the soil saturated.
Once the soil is wet enough, hydrostatic pressure forces water through every gap in the wall and floor at once.
How we stop a basement leak
If the leak is one identifiable crack, we inject it full-depth with flexible polyurethane. If water is coming in at the cove joint or in several places, an interior perimeter drain collects it below the slab and sends it to a sump pump before it reaches the floor.
We also look at the outside. Fixing downspouts and grading is cheap and sometimes cuts the water enough on its own.
