Why Basements Leak

How water gets into a Kansas City basement

Water almost never comes through solid concrete. It comes through openings, and it gets there because the clay soil around your foundation fills with water it cannot drain away.

saturated soil1Over the top of the wall2Cracks in the wall3Pipe and tie-hole penetrations4The cove joint5Up through the slabhydrostatic pressure
After heavy rain the soil around the foundation saturates and pushes water in under pressure. The cove joint, where the wall meets the floor, is the single most common entry point, followed by wall cracks, penetrations, and the slab.

Signs of water intrusion

You do not need standing water to have a problem. Ongoing damp and humidity damage framing and finishes and feed mold over time.

Cracks and Leaks

Foundation cracks that leak

When a specific crack is the entry point, we seal it full-depth with a polyurethane injection that stays flexible as the wall moves with the seasons. If water is coming in at several points or along the cove joint, a single crack repair will not solve it, and an interior drainage system makes more sense.

Exterior basement waterproofing membrane and drain board installation
Interior vs. Exterior

Two ways to keep a basement dry

Both approaches work. They differ in how they do it, what they cost, and how much they disrupt your yard and finished space.

INTERIOR DRAINAGECollects water below the slab, pumps it outLower cost - no digging - works when finishedEXTERIOR WATERPROOFINGMembrane and drain board stop water at the wallProtects the wall itself - needs excavation
Interior drainage lets water reach the wall, then collects it below the slab and pumps it out. Exterior waterproofing stops water at the outside face of the wall with a membrane and drain board. Many homes only need drainage and a crack seal.

Sump Pumps

Sump pump installation and battery backups

The sump pump is what actually gets collected water out of the house. We install a properly sized primary pump in a sealed pit, and for homes that flood in outages we add a battery backup pump that keeps working when the power is out during a storm.

Drainage

Drainage around the foundation

A lot of wet basements improve once the water outside is handled. We look at where your downspouts end, how the ground slopes for the first ten feet around the house, and whether a French drain would move surface water away. Fixing drainage is usually the cheapest thing you can do, and sometimes it is enough on its own.

What affects basement waterproofing cost

Lower costHigher costDownspout / grading fixCrack injectionper crackSump + battery backupInterior drain systemper ftExterior excavation
Sealing one crack or fixing downspouts is inexpensive. A full interior perimeter drain is priced by the linear foot of wall and the number of sump pits. Exterior work costs the most because of the excavation, but it protects the wall itself.

Basement waterproofing questions Kansas City homeowners ask

A downspout and grading fix is the cheapest option and sometimes all that is needed. Sealing a single crack is a few hundred dollars. A new sump pump with a battery backup is a mid-range job. A full interior perimeter drain is priced by the linear foot of wall and the number of sump pits, and exterior excavation costs the most. The inspection tells you which your basement needs.
Interior drainage is the usual choice for an existing home because it manages water without digging up the yard and works whether the basement is finished or not. Exterior waterproofing is better when the wall itself is failing, when access is easy, or when you are already excavating. Many homes only need drainage and a crack seal.
No. Waterproof coatings on the inside of a wall can slow minor dampness, but they do not relieve the water pressure behind the wall. Water eventually finds another path or pushes the coating off. A real fix moves the water away or drains it out.
The clay soil around your foundation cannot absorb a fast, heavy rain, so water builds up against the wall and floor and pushes in under pressure. Fixing the grade and downspouts, sealing the entry point, and confirming the sump pump is sized right usually handles it.
A properly installed interior drain system with a good sump pump is built to work for the life of the home with basic annual checks. Exterior membranes are also long-term. Crack injections are warrantied by the servicing contractor; terms are provided with your estimate.
Usually yes. An interior drain system needs the bottom foot or so of drywall and flooring removed along the affected walls, then put back. A crack injection may only need a small access opening. We plan the route to disturb as little finished space as possible.
It can be. A musty basement usually means humidity and moisture moving through the walls and floor even without pooling water. Drainage, a vapor barrier, sealing the cove joint, and sometimes a dehumidifier will clear it up before it turns into mold behind the drywall.
Yes. For homes that take on water during storms, a battery backup is important because that is exactly when the power is most likely to go out.
