Why Is My Basement Leaking?
Water almost never comes through solid concrete. It comes through openings, and it gets there because the soil around your foundation is holding water. Here is the whole picture.
Where the water gets in
- The cove joint, where the wall sits on the footing, the single most common entry point
- Cracks in poured walls, or the mortar joints in block
- Pipe penetrations and form tie holes that were never sealed
- Over the top of the wall when the soil outside is graded too high
- Up through the floor slab when the water table rises
- Around basement windows and through window wells that fill with water
Why the water is there
The reason water reaches those openings is hydrostatic pressure. After heavy rain or snowmelt, the clay soil around your foundation fills with water it cannot drain away fast enough. That water has weight, and it pushes on every surface of the foundation, forcing itself through any gap.
The things that keep the soil saturated are usually simple: downspouts discharging next to the house, a yard sloping toward the foundation, and old footing drains that have clogged with silt and roots.
Why paint and sealer do not work
Waterproof coatings on the inside of a wall address the symptom, not the pressure. Water either finds another path or eventually pushes the coating off the wall. You see this as bubbling paint and efflorescence behind a freshly sealed wall.
How leaks are actually fixed
If it is one identifiable crack, a full-depth polyurethane injection seals it. If water comes in at the cove joint or several places at once, an interior perimeter drain collects it below the slab and routes it to a sump pump before it reaches the floor. Outside, fixing downspouts and grading reduces the water load and is sometimes enough on its own.
When to get it looked at
Sooner is better, especially if water is active. Each wet cycle carries soil out through cracks and can widen them, and standing water and humidity feed mold and damage anything stored down there. A quick inspection identifies the real entry point so you fix the right thing.
