Why Are My Floors Uneven or Sloping?
Uneven floors come from one of two places: the foundation perimeter has settled, or the supports under the middle of the floor, such as crawl space posts and beams, have sunk, rotted, or shifted. An inspection with elevation readings shows which one you have and how much the floor has dropped.
Short answer
Uneven floors come from one of two places: the foundation perimeter has settled, or the supports under the middle of the floor, such as crawl space posts and beams, have sunk, rotted, or shifted. An inspection with elevation readings shows which one you have and how much the floor has dropped.
Perimeter Settlement
When a footing along the edge of the home drops, the floor slopes toward that side. You will often see diagonal cracks above doors on the same side and gaps at baseboards. The fix is pier support under the settled footing, with controlled lifting where recovery is realistic.
Crawl Space and Beam Problems
When floors dip or bounce in the middle, the cause is usually below the floor: rotted or undersized support posts, settled piers, or damaged joists and beams in the crawl space. Adjustable steel supports on new footings take over from the failing ones.
Why Measuring Comes First
Lifting without measuring risks new cracking in drywall, tile, and plumbing. An elevation survey maps how much each area has dropped so the lift is planned in safe stages, and so you know up front where full recovery is realistic.
When to get help
If the slope is noticeable when walking, if marbles roll across the room, or if the problem is getting worse, get it measured. Bouncy floors in particular tend to worsen as supports deteriorate.
